Keep reading if you want to find out 4 Ways to Increase the Value of Your Home that really work!!
Make sure your home has Curb Appeal
The first question you should ask yourself is… how does your home look from the street?
The exterior of your home creates the first impression and sets the tone for the entire house! Well maintained landscaping will make a positive statement and increase the value of your home for potential buyers.
Completing simple tasks such as mowing the lawn, maintaining a nice garden, adding flower planters or even painting your front door will make a huge difference.
This also goes for the backyard! Make sure to keep the landscaping well maintained to create more usable space for potential buyers. You can also consider staging the backyard with seating and decorative items such as outdoor pillows and throws to create a “homey” vibe where people can imagine themselves living.
Add a Fresh Coat of Paint
Adding a fresh coat of paint is one of the most cost effective and simple ways to make your home feel new and fresh!
Consider incorporating colours that allow your home to stand out but will also appeal to a large a majority of people. I recommend focusing on a neutral colour palette and adding pops of colour here and there to create visual interest.
A freshly painted house will appear more clean and help get your house noticed!
Focus Renovations on the Kitchen & Bathroom(s)
We’ve all heard it before… the kitchen and the bathroom add the most value to a home. Well, that’s because it’s true!!
If you are going to invest in a renovation, small or large, I absolutely recommend starting in the kitchen and then following with the bathroom(s). These areas are essential to a home and contain a large amount of appliances, hardware and potential storage… which all add value!
There are so many things you can do with the kitchen or bathroom… both big and small! Consider improving the light fixtures or updating the cabinets with a fresh coat of paint and new hardware. You can also replace the backsplash or countertops to add more value to your home . If you want more information on countertops and how to choose the right material, make sure to check out my post here.
Increase the Efficiency
Improving the efficiency within your home will do wonders in increasing its value! There has been a strong shift and eco-friendly features are in high demand. Not only is this better for the environment, but it will also help to save money on utility bills! What a win-win situation!
The following are a few ways that you can do this:
- Consider upgrading the windows to help keep the house warmer in the winters and cooler in the summer.
- Install LED lighting throughout the house.
- Think about upgrading the appliances to be more energy efficient. This could be anything from kitchen appliances to the furnace.
